These House Rules & Guest Policies apply to both our Austin and Destin properties.

To ensure a safe and pleasant experience for everyone, please review and follow the house rules below. By completing your reservation, you acknowledge and agree to these rules.
Check-in & Check-out
- Check-in: After 3:00 PM
- Check-out: Before 11:00 AM
- Self Check-In: Available via smart lock or access code.
- Early check-in and late check-out are subject to availability and must be approved in advance.
- Please ensure all doors and windows are securely locked when leaving the property.
Guests & Occupancy
- Maximum occupancy: 6 registered guests, including children.
- Only guests included in the reservation are permitted to stay overnight.
- Additional visitors require prior approval from the host.
- Unauthorized overnight guests are not permitted.
- Guests must not exceed the property’s maximum occupancy at any time.
Smoking & Vaping
This is a strictly non-smoking property.
- Smoking, vaping, and the use of electronic cigarettes are prohibited inside the property.
- Smoking is permitted only in designated outdoor areas, if available.
- Please dispose of cigarette waste responsibly.
- Additional cleaning or damage charges may apply if this policy is violated, based on documented costs.
Noise, Parties & Events
- Parties, large gatherings, and unauthorized events are not permitted.
- Quiet hours: 10:00 PM – 8:00 AM.
- Please respect neighbors and keep noise at a reasonable level.
- Excessive noise, disruptive behavior, or illegal activities may result in cancellation of the stay, subject to applicable laws and booking terms.
Pets & Assistance Animals
- Pets are not permitted unless specifically approved before booking.
- Applicable assistance-animal accommodations will be provided as required by law.
- Guests are responsible for damage caused by animals in their care, subject to applicable law.
Property Care & Cleanliness
We kindly ask guests to treat our home with care.
- Keep the property reasonably clean throughout your stay.
- Place trash in designated bins.
- Clean up spills promptly to prevent stains or damage.
- Do not move furniture without permission.
- Do not remove furniture, decorations, towels, or household items from the property.
- Report accidental damage or maintenance issues to the host as soon as possible.
- Additional charges may apply for damage or cleaning beyond normal use, where permitted by law and supported by documented costs.
Kitchen & Appliances
- Guests are welcome to use the kitchen and provided appliances.
- Please wash used dishes and cookware before checkout.
- Do not leave cooking appliances unattended.
- Turn off the stove, oven, and other appliances after use.
- Follow all posted instructions for specialized equipment.
Parking
- Free parking is available in designated areas.
- Do not block neighboring driveways, sidewalks, or emergency access.
- Street parking must comply with local regulations.
- Guests are responsible for parking violations and towing charges resulting from improper parking.
Safety & Security
For everyone’s safety:
- Do not tamper with smoke detectors, carbon monoxide detectors, security devices, or fire extinguishers.
- Do not share access codes with unauthorized individuals.
- Keep exterior doors locked when leaving the property.
- Children must be supervised by a responsible adult.
- Please notify the host immediately of any safety concerns or property damage.
- In an emergency, call 911.
Wi-Fi & Entertainment
- Complimentary Wi-Fi is provided for guest use.
- Guests must not use the internet for illegal activities.
- Please respect any usage instructions for televisions, streaming devices, and entertainment systems.
- Internet availability and performance may occasionally be affected by service interruptions.
Maintenance & Property Access
- Please report plumbing, electrical, HVAC, or appliance problems promptly.
- The host or authorized maintenance personnel may need access to the property for necessary repairs, inspections, or emergencies.
- Except in emergencies, reasonable advance notice will be provided as required by applicable law.
Checkout Checklist
Before leaving, please:
- Wash used dishes or load the dishwasher.
- Dispose of trash in designated bins.
- Turn off lights and small appliances.
- Close and lock all windows and doors.
- Return keys, garage remotes, and access cards, if provided.
- Send the host a message confirming checkout.

Damage & Additional Charges
Guests may be responsible for:
- Damage beyond normal wear and tear.
- Missing or damaged property items.
- Additional cleaning resulting from excessive mess.
- Lost keys, remotes, or access devices.
- Documented costs resulting from violations of house rules, where legally permitted.
Any additional charges will be communicated with an explanation and supporting documentation, subject to applicable booking terms and laws.
Cancellations & Reservation Changes
- Cancellation and refund eligibility are determined by the cancellation policy displayed during booking.
- Refund amounts depend on the cancellation date, reservation terms, and applicable law.
- Guests should review the cancellation policy carefully before confirming a reservation.
- Requests to modify reservation dates or guest counts are subject to availability and host approval.
Neighbors & Community
- Please respect neighboring residents and shared community spaces.
- Do not trespass on neighboring properties.
- Follow any applicable HOA or community regulations provided before booking.
- Illegal or disruptive activities are strictly prohibited.
